cope. A soft, nubbly blanket or throw tossed over the sofa is

read a good book. Also try adding large, cushy throw pillows to

Your Bathroom When Selling
Homebuyers
consider the kitchen to be the most important room in the house. A closer
number two is the bathroom, and bathrooms, especially the master bathroom,
are certainly considered an important selling point.
Today’s bathrooms
are more luxurious than ever and many are equipped with fancy toys,
such as heated floors, towel warmers and even fireplaces. Preferred
themes in the bathroom include neutral colors and wood, especially cherry.
Granite countertops are popular, as are nickel fixtures (over the traditional
stainless steel). Multiple showerheads are also extremely in vogue.
Remodeling Magazine
says that, on average, you will recover 88 percent of the money you
spend on remodeling once you sell your home. Be forewarned that a minor
bathroom remodeling costs about $9,800. If you want to fix up your bathroom
for selling, consider these sure-to-sell tips from Realty Times:
- Change out your toilets,
especially if they’re older or in poor condition. Surprisingly,
toilets are not very expensive. Many nice models are available for
under $200, and many use less water than older models, which may be
an attractive selling point.
- Install a whirlpool
bath. If you want to spend less, however, consider replacing a worn
bath with a non-whirlpool variety. Either way, a brand-new bathtub
will make a better impression than a dingy, dented one.
- Painting is a cheap
option that can give an entirely new look to a bathroom. Go for a
light color, such as a light blue or green, to freshen up the bathroom.
- Install new flooring.
If you have vinyl flooring in your bathroom, chances are it has become
a bit dingy and worn. Consider replacing it with tile. You can choose
to spend anywhere from $300 to $3,000 if you want to tile a powder
room and two bathrooms, so you have plenty of options to choose from
according to your budget.
- A new vanity, especially
in the master bathroom, can make a world of difference. This can be
an expensive option, so make sure that you choose one with plenty
of storage so that you get your money’s worth.
- Install new hardware,
such as towel racks, toilet paper holders and knobs and pulls for
any cabinetry.
- Consider replacing your
sinks, especially if they are worn or outdated. This can also be an
expensive option, so think carefully before you make your choice.
A pedestal sink can be especially stylish in a powder room, but it
does take away storage options.
- Think about lighting.
Lighting that allows homebuyers to see themselves clearly in the mirror
will make them think that it will be easy to apply make-up or shave.
Good lighting will also brighten up the room.
If you are on a budget or
in a rush, give your bathroom a new look simply by hanging new towels,
putting up artwork or a framed print, filling a vase with flowers, putting
down a new rug, accessorizing with candles and, most importantly, keeping
the bathroom clean! A dirty bathroom will never impress a potential
buyer.
